You control the outcome, meaning you’re in charge and hold all the cards. Remember that the next time and try and empathize with the people who are desperately waiting to hear if they have a new home or need to make another bid.

Cold feet – everybody gets them. It’s not rare for sellers to back out of deals because they hate the idea of moving. It’s time to move on, and you want to find somewhere new to live. Obviously, there are lots of different elements of selling a home, and plenty of things to think about. Preparation is key as it can help you get the most out of your sale, bagging you a pretty handy profit to go towards your new dream home.

Let’s not waste time looking at the obvious things and instead turn your attention to some of the more hidden elements of your home that need checking presale. Here are a few things you should definitely spend some extra time looking at and preparing before selling your house:

Furnace:

Every home has a furnace, but how old is yours? If it’s over ten years old – which it might be, then it’s no longer working at peak efficiency. In fact, it will probably only be working at 60%, meaning you lose 40% of the energy created. Do you think this is an attractive prospect for buyers? Here’s a hint, it’s not! So, you may need to find a furnace repair service to touch this bad boy up before you sell your home. It’ll mean you can list your house for a higher value, and you will also have fewer complaints from any prospective buyers.

Windows:

Okay, you’re not technically looking at the windows themselves, but more the sealant around the edges of your windows. This can peel away over time and look quite bad. It also likely leads to drafts of air coming through, which is not good for the energy efficiency of your home. If a viewer sees your nasty window sealant, then they may be put off. Or, they will hit you with a low bid as they argue they’ll probably need to replace the windows. You can avoid this by replacing the sealant to give your windows a more modern look. There’s nothing for buyers to worry about and you make your home look more appealing.

Grout:

For those that don’t know, grout is the little space between tiles. Why does this need checking? One word; mold. Grout is very prone to turning horrible and black with mold. This usually only happens in wall tiles in your bathroom or kitchen. Water can be trapped and absorbed into the grout, which then leads to mold formations. It’s incredibly off-putting and will lower the value of your home if people see it. So, before selling your house, make sure you check the grout between your tiles and clean them if required. Hopefully, you don’t need to do anything as cleaning mold from grout is a tough task.

You should already be carrying out lots of different checks and preparations throughout your home. The three things on this list are things that a lot of you probably wouldn’t think about checking. So, consider them secret ways to boost your sale price! Unless your home is either relatively new or in phenomenal condition, you’ll likely see issues with these things and need to fix them before selling.

Cleaning Out My Clothing Hoard

Hey!! One thing that I have a really difficult time doing is letting go of clothing. I have a dresser and closet filled with gorgeous clothes that are certainly pretty to look at, but some of them really just don’t belong anymore. Whether that be from the clothes not fitting the best or I haven’t worn it in years, I never know when I might need it! 😉 Hence, a massive clothing hoard that needed to be tamed.

On the day after Christmas, I spent my time going through my closet and dresser and selecting clothes to sell to Plato’s Closet. It was hard!! There were pieces that I had in mind to add to my Plato’s bag, but when the time came to remove it from the hanger and fold it, it was like my feet became super glued to the floor. I knew that I needed to purge my closet but, damnit, I really didn’t want to!

Despite massive cold feet about my closet clean out, I managed to fill a whole bag to bring to Plato’s Closet. How, you might ask? First, the clothes that didn’t fit well were an automatic toss into the bag. Then, I took a deep breath, really tried to measure how many times I’ve worn the piece in the past year, and made my decision based on that.

The first few times that I had to make a decision to keep or toss was so difficult because, of course, you want to keep everything! But, then you think about why the clothing is taking up space in your closet if you’re not using it and it just makes sense to rid yourself of it. It really seemed like a “now or never” type of situation and even though I had a hard time, I was committed to completing my project in the now.

I took my clothes to Plato’s Closet and got twenty-five bucks for the clothes that they wanted the day after Christmas. It was great, because no one was there so I was in and out in no time! Everyone, me included, thinks that their clothes are worth way more but hey, it’s better than nothing!

I wasn’t too disappointed that everything wasn’t taken from my bag, but there are two things that I wanted to throw out to the blogging world to see if anyone wanted to make an offer on them. They just seem too nice and cute for someone not to want to score a great deal!!

Both the Express blazer and American Eagle Outfitters peacoat are an Extra Small. The blazer was originally $108 with the tags still on it and the AEO peacoat was close to one hundred, as well. The Express blazer has a bit of discoloration on the collar from my hair dye, but can’t be seen when it’s worn. Both are super cute and in great condition, so if you want to make an offer, it’s all yours! 🙂

As a little bit of advice, we do recommend that you work out how much this extra self-contained property will make in rent and how much value it will add to your home, and then calculate whether the cost of renovation is worth it. However, the scales usually tip in your favor, especially if you’re clever (which you are!).

The Rental Route: The undisputed king of disrupted technologies is Airbnb and for good reason, too. If you live in an area that is desirable or even within a short distance of some attractive spot, then you could see your home turn into a cash-catching side-earner. What do we mean by desirable? Well, being in a holiday hot spot has its benefits, but so does living close to a hospital, airport, university, popular wedding venue, or a big employer. The other great thing about going down this route is the choice. You could rent out your spare room, both of your spare rooms, or your entire house (and just go and stay with your friends for a few days). You can set the price, boundaries, rules, and the little extras you are willing to offer (yup, we mean breakfast). You could even up your fee by making a few simple home improvements. Trust us, a lot of people are making a lot of money from going down this easy-peasy route.

The Storage Space: Not everyone is cool with the idea of sharing their home with total strangers, whether short-term or long. That’s kind of understandable. However, renting your space out for money doesn’t have to mean inviting people into your castle. You can make a steady income by renting it out as a storage space. The fact that there are now companies like Store Mates proves that there is an ever-growing demand for storage units, and that is what you could offer. It could be people wanting to store their boats or RVs over the winter, in which case your heated garage would be ideal. It could be that someone is moving house and needs to store a load of boxes, which is where your unused attic becomes a money maker. Just remember to treat your listings like any other listing. Good photos and a detailed note of any additional features will go a long way in cranking up your fee.

It can be a nightmare when you want to move but you are receiving no offers on your property. It can certainly feel like you are never going to be able to move from your old stomping grounds. But you need to look more closely at why you are not receiving any offers. That way, you can make some changes so that you can find a buyer quickly! Here are some things that you can switch up when your house has been on the market for a long time:

You Are Pricing the House Too High: Of course, when it is time to sell, you want to get as much as possible for your home. That way, you can put a good amount towards your new property. However, if you overprice your house, you could end up with little interest. Potential buyers will just go and look at other properties which are selling for less. Take a look at homes which are selling in the area and see how much they are going for. You might find that they are all slightly less than what you have your home up for. Then, it might be the case that you need to drop your price by a couple of grand so that you get more viewings at your home. Just don’t go too low so that you are left out of pocket if the home sells!

You Are With the Wrong Realtor: It’s easy to end up making a mistake when it comes to your estate agent. You might be tempted by their good deals and ideas, but when it comes to actually selling your home, they might let you down. You should have a look at the photos and the content about your property. Is it really selling your home? If the photos are of poor quality, you might find that people won’t come for viewings. Ask the realtor to revise the images to ensure that you are getting the most possible views on your home, And remember, if you are unhappy with your realtor, you could switch to someone else. Dress #1) Modcloth, Hot & Delicious, size M. This sweet little number is honestly one of my all time favorites but it unfortunately does not fit as well as it used to in the bust. I love the bubble skirt and it’s in wonderful condition, however, there is a slight ring of color on the inside of the collar from hair dye/makeup. #fakehaircolorproblems

Dress #2) PacSun, LA Hearts, size S. Once again, I really like this dress as well but the fit is just not up to par on my body type. Usually if things don’t fit just so, I shrug it off, but I’m becoming such a stickler for fit that if it isn’t perfection then I won’t stand for it! But it’s a sweet summer dress in great condition. #fashionistaproblems

Dress #3) PacSun, O’Neil, size M. The fit issue on this dress is actually all my fault. I bought this beauty without trying it on and naturally the size was too big and I never bothered fixing it. Because I rarely wore this, it’s in awesome condition! #lazygirlproblems
